Kicking off this week with a couple of easywins for you to use AI in your real estate investing journey.

  1. Write a high conversion 5 email launch sequence straight from your pitch deck (this works extremely well).

I used to spend hours writing launch and closing countdown email sequences. But now, all you need to do is upload your deck, use this prompt (here), and voila! a launch/countdown sequence of well written emails in seconds.
  2. How we created 54 slides for a presentation deck in < 3 minutes.

We used this tool to create a complete slide deck just by importing a deal webinar transcript, customizing the slides, and then uploading to the final presentation.

Both of these are LinkedIn posts so please like/comment if, well, you like them and have something to add!

Enjoy!
Adam

Impact of ai on real estate

Huge San Francisco office to go from Airbnb to startup Scale AI (SFGate)

As far as I can tell, there are only two major areas where AI is directly impacting bricks and mortar real estate: Data centers and office space.

This article covers an office space swap between Scale AI (ironically at scale.com) and Airbnb that highlights the growing influence of AI in some real estate markets viz. San Francisco in particular.

Article Highlights:

  • Office Space Utilization: The exchange between Scale AI and Airbnb illustrates how offering flexible office space solutions can help keep buildings occupied.
  • Credit Tenant: Scale AI just closed a new funding round that raked in $1 billion of investment from the likes of Meta, Nvidia, and Y Combinator.

Real Estate Startup Lifecycles:

The article illustrates the how office space demand can shift from one real estate startup company to another as their lifecycle evolves:

  • Scale AI is leasing 97,000 square feet of office space from Airbnb.
  • Airbnb previously occupied the entire building, totaling 286,000 square feet.
  • The move represents a significant downsizing for Airbnb, which has reduced its office space by approximately two-thirds since the pandemic and as it stabilizes its growth trajectory.

And this article highlights how data centers are fast becoming a favored real estate asset class:

AI Demand Turns Data Centers Into ‘Hottest Asset Class’ – JLL

As the growth of the AI industry expands, the increasing demand for AI is making data centers one of the most attractive asset classes for real estate investors due to their critical role in powering AI technologies.

Investment Opportunities: AI is driving significant investments in data centers, with firms seeking to capitalize on this growing market.

  • Data centers' power consumption is projected to increase by 20% annually due to AI demand.
  • The global data center market is expected to grow at a CAGR of 12% from 2021 to 2026.
  • Northern Virginia and Dallas-Fort Worth are leading markets in data center expansion, driven by AI needs.

The article also covers the voracious appetite data centers have on electricity consumption:

  • Dominion Energy in northern Virginia were 'asking for the equivalent of several nuclear reactors’ worth of power due to increased demand from data centers.
  • Exelon (Chicago utility) are predicting that AI-driven data centers in the Chicago area were poised to consume 900% more electricity.

this week's Podcast

Guest: John D'Angelo, Real Estate Solutions Leader, Deloitte

If you have any doubts about the impact AI is having on commercial real estate investing, my guest this week, John D'Angelo, Deloitte, will make you think differently.

John works with some of the top real estate fund managers and institutional investors in the world at the highest levels and what he shares today is a roadmap of the future for our industry.

Check out these real use examples from how John sees his real estate clients using AI:

  • Use of document abstraction tools (check out one example of how we do this, here at GowerCrowd) to assist in audit work and deal underwriting.
  • Using AI for grammar and readability checks. For example, try these:
    • ChatGPT (of course)
    • Jasper (some of our copywriters love Jasper)
    • Anyword
    • Claude (I like Claude though it can be a bit long winded)
  • Early AI adoption in multifamily real estate and automating resident interactions through chatbots.

Designed primarily for real estate agents and brokers but provides so much detailed information on individual properties that it can be used by anyone involved in the single family home for sale or for rent market - investors, property managers, developers, advisors etc.

  • AI Reporting: Creates detailed and accurate property reports.
  • Data Visualization: Transforms complex data into clear, visual insights.

It's worth taking for a test drive on your own home address (not expensive) and I particularly like the estimated market rent and short-term-rental projections.

Basically, RealReports consolidates dozens of information resources into one place and let's you analyze the resulting data using AI.

Quote:

"The agents and brokers who begin using AI will replace the ones who do not. I'm not ready to claim that AI will replace the agent's job or the broker's job in its entirety at all... But the reality is agents who use AI will replace agents who don't."
