The key takeaway from this survey is that I will be providing more practical, actionable capital-raising tactics and more guidance on how to apply AI to real estate investing.

There were, of course, other findings but those are the key takeaways and I'm going to kick off with something for you today - see below.

How to make your pitch deck work harder and raise more capital, faster - using AI.

I build marketing systems for select sponsors to help them raise more capital for their deals.

A key part of this process involves building and nurturing prospect lists during the downtime between deals.

But when a new deal is ready and needs funding, it’s time to shift from nurturing to converting. And the most effective way to kick off that process? Email.

Writing a high-converting email sequence to launch a deal used to take me hours, but with AI, I now get better results—faster.

Here are the 6 Steps to a Successful Launch (plus a video where I show exactly how I use ChatGPT to create an email sequence from a pitch deck).

1. Build a System for Successful Capital Raising

Before you can create an email sequence, you need to have the right system in place to attract, nurture, and convert leads.

  • Website: Ensure your website is filled with content that preempts common investor questions.
  • Social Media: Push that content across platforms (LinkedIn is the best) to stay visible.
  • Lead Generation: Use lead capture forms everywhere, with clear calls-to-action (CTA) triggering automated welcome sequences to build your list.

2. Transition from Nurturing to Pitching

When you have a deal, it's time to shift focus from nurturing to actively pitching your prospects. To make that process seamless use:

  • Landing Pages: Direct prospects to a page with detailed information about the deal.
  • Invest Now Button: Make the investment process as frictionless as possible, allowing investors to move from interest to wiring capital with ease (we are big fans of Agora - LMK if you want an intro).

3. Leverage FOMO to Drive Conversions

The golden thread running through every successful campaign is FOMO—Fear of Missing Out. This is especially effective in email sequences:

  • Use Email to Build FOMO: Structure your emails to create urgency and scarcity to drive action.
  • Reminder Emails: Send increasingly frequent emails in the final days before you open a deal for investment to maximize engagement.

4. Plan the Timing of Your Email Sequence

The key to a high-converting sequence is proper timing. Here’s a simple breakdown of what to send in a 3-week period before a deal opens for investment:

  • Week 1: Send 1-2 teaser emails introducing the deal.
  • Week 2: Increase to 3 emails providing more details and building anticipation.
  • Final Week: Send 4 countdown emails, focusing on urgency and scarcity to build FOMO.

5. Use Automation Tools to Save Time

Instead of manually writing each email, use AI tools like ChatGPT to quickly generate drafts.

  • Upload Your Pitch Deck: The AI can analyze your deal and generate an initial sequence of draft emails.
  • Refine the Content: Always edit to ensure accuracy and relevance, but this process can save hours compared to writing from scratch.

6. Schedule Emails and Get Ready to Launch


Once your emails are drafted and refined, it’s time to schedule them to go out to your prospects.

  • Set Up Automation: Schedule each email to go out on the appropriate days—ensuring that teaser emails, FOMO-driven countdowns, and final calls-to-action are all timed perfectly.
  • Test & Preview: Before launching, test your emails for formatting issues and review them to ensure the messaging is clear.
  • Monitor Engagement: As the campaign runs, be ready to make adjustments based on open rates and engagement metrics.
